Why DealExit

The same legal sale. A better deal for both sides.

The transfer works exactly as it always has. What changes: you control the listing, only verified buyers can offer, the price is clear, and your name stays private until you agree.

Who holds the listing

Usually listed through an agent.
You list it yourself and talk to buyers directly.

The fee

Usually 2% commission.
First 100: no advertisement fee, no closing fee. Official fees at cost, paid to the authority.

What the buyer sees

One headline price. The instalments still owed come out later.
Three numbers, always together: cash to seller, what’s still owed to the developer, and the total price, taken from the SPA.

Your identity

Your number is passed around before you’ve decided anything.
Your details stay private until you both agree. Every buyer is verified first.

The steps

NOC and transfer chased over WhatsApp.
A clear checklist for the NOC and DLD transfer, so each side knows what to do.

Off-plan resale is routine in Dubai, subject to the developer’s NOC and the DLD transfer. DealExit does not give legal advice and does not hold funds.

How it works

How it works. You decide at every step.

Every resale in Dubai goes through the developer and the Dubai Land Department (DLD). DealExit connects owner and buyer; you complete the transfer together.

DealExit does not give legal advice. NOC conditions differ from one developer to another.

  1. Upload your SPA and Statement of Account

We read the key facts and show where each one came from. Nothing goes live until you confirm it.

Off-plan: SPA + Statement of Account · Land & buildings: title deed, authority, Form A
  2. Verified buyers see the whole cost

Cash to you, the remaining developer payments and the total resale price, always together.

Land & buildings: choose Open Offers or a discreet room
  3. You both agree to proceed

Contact details are shared only when you both agree, the buyer is verified and the terms are accepted.

Off-plan: mutual Proceed · Land & buildings: offer accepted, introduction terms
  4. Complete the NOC and DLD transfer together

Official fees are paid at cost, never to DealExit.

Off-plan: developer NOC, DLD transfer · Land & buildings: trustee office, Form F

The First 100 offer

The first 100 listings pay no advertisement fee and no closing fee. For the life of the listing.

Owners list with no advertisement fee. Buyers of these listings pay no closing fee. The sale’s own costs still apply, at cost: the RERA advert permit and the developer NOC. Any service we arrange is optional, at cost plus 10%.

From listing #101, the seller pays an advertisement fee and the buyer pays a closing fee, on completion only and never retroactive. First 100 listings stay exempt from both. Illustrative example: AED 51,600 is 2% of AED 2,580,000.

Questions

What do I need to list?

Your SPA and your latest Statement of Account. After you reserve a place, we email you how to send them.

Is reselling an off-plan unit allowed?

It is routine in Dubai, subject to the developer’s NOC and a DLD transfer, which buyer and seller complete together. DealExit does not give legal advice.

When is my place confirmed?

Confirm by 15 December 2026: off-plan owners need their SPA and Statement of Account checked; land and building owners need their title deed checked; buyers need a specialist call with identity and budget noted.

Does DealExit stand between me and the other side?

No. DealExit is where owners and buyers find each other and talk privately. It does not negotiate for either side, hold funds or certify a transfer.

What happens after the 100?

The full marketplace opens to everyone, with search, filters and a map. First 100 buyers get in first.

More exits are coming. Businesses, equipment, company shares and stock are planned or under study.
